Consider arranging an outing with a friend, recruiting a family member, or hiring a babysitter to get your kids out of the house and keep them entertained. The key to a successful and affordable move is to plan ahead. This way, you can start saving and budgeting well in advance of your moving date. But what expenses do you need to account for as you plan your move? Our real estate agents list some often-forgotten moving expenses below.

  • Moving Insurance
    When you hire a moving company, they generally charge you a base moving fee, plus additional fees for extra services like furniture assembly or appliance prep.

    One extra fee customers don't always account for is the cost of moving insurance. Most moving companies include a certain amount of insurance by default, but it's often wise to pay for additional coverage, especially if you have valuable items. Your moving company should be able to give you a quote for this insurance based on the value of your possessions.

  • Equipment Rental
    If you're moving things yourself, you may want to rent a dolly or moving straps to make carrying heavy items easier. You can rent these items from a local moving truck rental service. (Don't forget to account for the cost of renting a moving truck for your DIY move, too.)

  • Vehicle Shipping

    If you're moving a long distance, it might take you more than one day to drive to your destination. So make sure you budget for a night in a hotel as you calculate your expected moving costs. Even if you stay at a friend's house along the way, there may be costs involved, such as the cost of eating dinner out that night.

  • Dining Out
    When you're busy packing and moving, you'll probably eat out or order takeout more often than usual. As such, it's wise to budget for a few extra restaurant meals around the time of your move. The earlier you prioritize unpacking your kitchen items, the lower the cost.

  • Packing Supplies
    If you are packing yourself or doing the whole move yourself, you will need lots of packing supplies, including boxes, tape, and packing peanuts. 5 Things People Forget to do After They Move

There are plenty of steps you need to take when moving from home to home. With so many moving parts in motions, it's best to make a list of all the details you need to address before you change your address. Our real estate agents have helped many clients move, and we often see clients forget about the following five details that tend to fall off that list.

  1. Personal Records & Mail
    If you are moving out of town, make sure you have copies of your dental, medical, veterinary, and other important records with you. This will save you time and energy down the road, and it's easy to start compiling these in the weeks and months before your move. Further, don't forget to pick up your mail and make sure that you have filed your change of address form with the post office. Lastly, make sure that you update your auto/life/homeowner's insurance providers, your bank, and other accounts with your new address.
  2. Library Books, Dry Cleaning, etc.
    Make sure you return all of your library books and pick up the dry cleaning before you head out of town. Similarly, collect any items you have loaned out and return any items you have borrowed from friends, family, and neighbors. You will also want to cancel any gym/club memberships that are not portable to your new location.
  3. Move-in Kits
    Having a few move-in kits set aside will reduce the pressure to unpack everything at once or dig through boxes trying to find what you need. Your move-in kits should include the essentials you will need when you get to your new home. One kit should consist of toilet paper and toiletries, cleaning supplies, disposable plates/utensils, and other items that you will need on the first day or two in your new home. One kit should have medical supplies, prescription medications, and other essentials. Think of it as a big First Aid kit. If you have children, give each a backpack where they can put stuffed animals, toys, snacks, water/juice, and other items to help keep them comfortable in the first few days.
  4. Turn Off (and On) the Utilities
    Schedule a utility shut off at your old home for 2-3 days after you leave, and have the utilities in your new home turned on 2-3 days before you plan to arrive. This will ensure you have hot water, heat, and the ever precious Wi-Fi the moment you walk in the door to your new home.
  5. Color Code Boxes/Furniture
    Labeling your boxes and furniture with a simple color-coded sticker will make it easy as pie to unload the truck and get everything in the right room. This will save you time and effort during the move-in process, which will significantly reduce the stress of moving day. Likewise, make sure that you label boxes containing any valuables and delicate items as "fragile." Many people often overlook this simple step that can go a long way towards protecting glass, artwork, and other precious items from breakage.

How to be a Good Neighbor

Neighbors can make a big difference in determining how happy you are in your community. Good neighbors can make your neighborhood feel supportive but bad neighbors can be a constant pain point.

One of the first steps toward having a good neighbor is to set the right tone by being a good neighbor yourself. The following tips from our REALTORS® will help you be an ideal neighbor in your neighborhood.

Be friendly.

Make it easy for your neighbors to approach you by smiling and waving at them and saying hello when you get a chance. It's also a nice gesture to make cookies and take them over if you see a new family has moved in. 

As you get to know them a little better, offer to help by babysitting or providing other small favors.

Keep noise at a minimum.

Different neighborhoods have different tolerances for noise. If you're living in a community filled with retirees, they may appreciate more peace and quiet than a neighborhood with lots of young children.

A good rule of thumb in any neighborhood is to limit loud noises to between 9 a.m. and 9 p.m. Also, if you're planning a large party, talk to your neighbors and invite them to the party. Even if they don't intend to come, make sure they know they can come to you with any concerns.

Spread the news – not the gossip.

Come up with a way to share useful news, such as a neighborhood newsletter, Facebook group, or posts on nextdoor.com. This will help build a sense of community as neighbors get to know each other.

While the friendly exchange of information is a positive thing, gossip isn't. If someone approaches you with gossip, change the subject by asking them an unrelated question, such as how the garden is doing, or how their kids like their new school.

Keep your surroundings tidy.

Your neighbors have to see the outside of your home and your yard, which can affect their home values. Keep your yard regularly mown and make sure your shrubs, trees, and other landscaping don't grow over into your neighbor's yard.

Keep your yard free of excess clutter. For example, put away your children's toys at the end of the day rather than leaving them scattered all over the yard. While you're at it, keep your outdoor décor to a tasteful minimum.

Handle problems maturely.

If you have a problem with your neighbor, try addressing it directly with him or her before involving anyone else. For example, if their dogs get out or bark too much, talk about a solution instead of calling Animal Control. It's also important to refrain from gossiping with other residents about the issue.

And if your neighbors have an issue with you, listen to their concerns calmly and respectfully and try to reach a mutually agreeable solution.

Respect rules and common areas.

If you live in a condo or neighborhood with a homeowners' association (HOA), abide by its rules regarding streets, the pool, clubhouse, or other common areas. Don't be the neighbor who parks on the street if it's against the rules, leaves a mess, or lets their kids disturb other residents by being too rambunctious.

When you're planning your first housewarming party, you may not know where to begin. Good etiquette comes before you send out your first invitation. It all begins with when the party is scheduled. You may be impatient to have it as soon as possible, but it is important to make sure that your house is in good order before you plan. You shouldn't be living out of boxes or luggage when your guests show up at the front door. A housewarming party is a presentation, and you want to give yourself enough time to make a good impression.  

Other important points of etiquette include:

  • Invite new neighbors first to make a good first impression
  • Request that guests who are driving in RSVP to ensure sufficient parking spaces
  • Skip the gift registry and permit your guests to gift freely without pressure
  • Be prepared to provide snacks and refreshments in an easy-to-access area

If you're unsure what your host needs, a modest gift card may be the best bet. Traditional gifts include bottles of wine, decorative items, and household necessities, such as kitchenware.   1. Maintain the Exterior
    With so much talk about curb appeal, it should be no surprise that the exterior is one of the most important features of your home. Hire a landscaping company to ensure the greenery looks presentable. Consider adding in attractive potted plants, flower beds, or other décor. Your focus should be kept on making it look inviting and safe. Periodically clean the gutters and make sure no branches or debris is resting on the roof too.

  2. Maintain the Interior
    The inside of your vacant home must also be attractive. You can stage the space professionally through a rental company or even use the latest technology to stage the space digitally. If you decide to keep the home empty, remember to keep it respectable. Try to keep it as clean as possible for your showings. You could hire a cleaning company to give it a light dusting, sweep and mopping to keep it looking and smelling nice.

  3. Secure the Home
    It doesn't hurt to enhance your security now that you're out of the home. Lock-bars can be installed in the pane of sliding windows, and deadbolts can be added to rear or side doors. You can also install a security system — anything from a simple alarm system to video surveillance you can monitor on your phone — for added protection.

  4. Inform Your Neighbors
    One of the best ways to keep your home safe is to tell your neighbors that the property is vacant and listed. They can keep an eye out and let you know if anyone other than a real estate agent visits. They can also grab mail that comes to the home, so it doesn't appear neglected.

  5. Watch Out for Weather
    Rain, wind, and snow can wreak havoc on elements of your home, causing problems that you might not discover. If heavy storms or temperature changes occur, ask your real estate agent or neighbor to inspect the home. You need to confirm that no roof leaks, flooding, frozen pipes, or other damages have occurred.

  6. Don't Worry Too Much
    Yes, there is always an increased potential for problems to arise when a home is vacant. Whether these issues are structural or involve trespassers, you can't lose sleep worrying about what-ifs. Trust that your neighbors and real estate agent will be diligent and keep an eye on your home. You can even inform the local police station and request periodic drive-bys. Where to Donate Your Stuff Before Moving

Donating unused and unwanted items pays benefits beyond a clean, orderly home. Contributions help support deserving organizations and keep trash out of landfills. In honor of National Give Something Away Day on July 15, our REALTORS® take a look at six donation centers in the Richmond area to declutter your home.

  1. Regenesis Thrift Store - 24 Pickwick Ave., Colonial Heights 23835
    The namesake charity of Regenesis Thrift Store runs programs assisting people who are low-income or homeless as well as individuals battling substance abuse or recently released from prison. Their shop accepts donations of just about any item that's in reasonably good condition, including vehicles. Free pick-up is available for larger items. Regenesis is open 10 a.m. - 6 p.m. every day but Sunday, so you can drop off donations while touring Colonial Heights homes for sale.
  2. Clothes Closet - 2999 River Rd. W., Goochland 23063
    Are closets and dressers getting too full? Clothes Closet, located close to Goochland homes for sale, accepts donations of new and gently used men's, women's and children's clothing along with books, toys, and household items. GoochlandCares, a local free clinic and family services organization, provides clients and each member of their families with a $25 voucher each month to use at the Clothes Closet, but the shop is also open to the public. Donations are accepted Monday through Saturday starting at 9 a.m. and there are drop-off bins for after hours.
  3. Hope Thrift - 11260 Patterson Ave., Henrico 23238
    If you're moving into or out of one of the great Henrico homes for sale, lighten the load and donate unwanted but still good furniture, clothing, and housewares to Hope Thrift. Proceeds from the store help support local and global charities through Hope Church's outreach programs. Store hours are 10 a.m. - 5:30 p.m. Monday through Saturday
  4. Crater Community Hospice Thrift Store - 3916 S. Crater Rd., Petersburg, 23805
    In 2017 and 2018, Crater Community Hospice Thrift Store was recognized as "Best of the Best" near Petersburg homes for sale. The shop accepts donations of clothing, books, sporting goods, and household items from smoke-free and chemical-free homes. Daily specials offer 50 percent off specific categories and proceeds of all sales go toward hospice patient care. CCHTS is open 10 a.m. - 5 p.m. every day but Sunday.
  5. Goodwill Stavemill Crossing Retail Store - 1885 Stavemill Crossing Lane, Powhatan 23139
    For nearly a century, Goodwill has been serving the Richmond community by helping those in need to become self-sufficient through employment. Their Stavemill Crossing Retail Store is one of several outlets funding Goodwill's mission through sales of donated household items, from linens and dinnerware to computers and electronics. The Stavemill Crossing store is open seven days a week, so stop in on a break from viewing Powhatan homes for sale
