Summer Real Estate

Summer is one of the busiest times of the year in real estate, whether you're looking for a home to buy or are selling your current one - or both! As the weather heats up, more "for sale" signs pop up in almost every neighborhood, and lots of prospective buyers start their search for a new home.

Our real estate agents share the benefits of buying or selling a home in the summer:

  • School's Out
If you have school-age kids, their schedule dictates yours, from drop-off and pick-up times to homework to after-school activities. You'll have a much more flexible schedule in the summer and more time to spend looking for homes. And if you've narrowed down your search to one or two prospective homes, you can easily bring your kids to see them and get their opinions. Buying a new home over the summer will also give the kids a smooth transition, as they'll be able to switch schools at the beginning of the academic year.

  • More Daylight Means Easier Home Visits
More daylight in summer evenings means you'll be able to visit homes after work and not be out in the dark. You'll be able to clearly see every detail in homes, inside and out, and can easily explore new neighborhoods and communities and check out their amenities and surroundings.

  • You'll Be Able To Evaluate Landscaping and Outdoor Features
Landscaping will be flourishing in the summer, so you'll be able to see how homes look with growing grass, blooming flowers, and leafy trees. This will give you an idea of how much maintenance yards might require and let you see any changes you might want to make in their landscaping. Outdoor features like pools and irrigation systems are also fully operational, and porches and decks should be looking their best.

  • You Can Get To Know the Neighborhood
More people are out and about in the summer, so you'll be able to get a good read on different neighborhoods. Are they quiet or vibrant? Are kids riding their bikes and out playing in their yards? Are neighbors out walking or doing yard work?

  • The Moving Process Is Easier
Buying a home in the summer means you probably won't need to worry about the weather when you're moving. Icy roads won't be a concern, and you'll have plenty of daylight hours to work in. Just make sure to book any moving services you need in advance since summer is a popular season for moving companies!

  • You'll Have Plenty of Options
Typically more homes are on the market in the summer than in the winter, so you'll have plenty of homes to choose from in your price range. And with a large inventory of homes, you'll also be able to see more that have the location, amenities, and floor plans you're looking for. If you're a seller, having more homes on the market may seem like a disadvantage, but since more buyers are looking for homes, it's still a good time to list your home for sale.

Contact us if you'd like to make Richmond your home. We'll use our knowledge and insight to show you Richmond homes for sale that match your desired lifestyle and make your real estate transaction a smooth one.
