Fireplace Maintenance

Nothing says cozy like a fire crackling in the fireplace on a cool autumn evening. Our real estate agents are always stressing the importance of regular fireplace and chimney care, so we'd like to share our annual maintenance checklist to help you make sure your system is ready to go.

  • Start With a Visual Inspection of the Chimney
    One of the first and easiest parts of chimney maintenance is a quick visual inspection, and there are a few key problems you want to look for. After years of exposure to repeated freeze-thaw cycles, it's common for bricks and mortar around your chimney to crack or crumble, which can create major safety issues. Try to visually inspect as much of the top of the chimney as you possibly can. You should also look for white stains along the bricks, which may indicate the bricks have absorbed too much water and could be prone to leaking. You should also see if you can spot any evidence of a previous chimney fire. Also, assess the condition of the chimney cap, crown and flashing for signs of warping, rust or water damage.

    If you notice any of these signs, it's important to call a professional before using your fireplace.

  • Tend to the Areas Around Your Fireplace and Chimney
    To prevent fires or structural damage down the road, you'll want to trim any trees that hang over the chimney and eliminate leaves or weeds around the base. Make sure the area around the fireplace is clean, too. Move any items or clutter around the firebox, and take a few minutes to wipe down the floor and fireplace cover.

  • Clean and Inspect the Firebox
    Cleaning out the firebox not only makes your fireplace look better but it gives you an opportunity to spot problems that can turn into major disasters. Look for signs of cracks in the firebox or signs of crumbling brick. Both are signs that your system needs professional attention right away.

  • Test Your Damper
    Dampers are important because they let smoke out of the house while preventing cold air from coming in. Test the damper by slowly opening and closing it a couple of times before you light the first fire of the year.

  • Have Your Chimney Professionally Cleaned
    Creosote is the number one cause of chimney fires in the United States every year, which is why it's so critical to schedule professional cleaning. Chimney sweeps can remove creosote and soot with special tools. If you have a wood-burning fireplace, it's essential to schedule a professional cleaning every year. You can also ask your chimney servicing company to perform a professional inspection so they can spot any potential problems you might have missed.
